You do not need to browse on the Internet for long days, just ask him the right questions. However never forget that is only a guidance and not the unquestionable truth or what is right for you.

When writing this article, I asked chatgpt a couple of questions to learn from his answers. Among other topics, I was curious to know which districts it recommends in Budapest for a property investment and what level or rental yield is achievable. Surprisingly it did not mention district 5 and 6, the areas most sought after by foreign investors and even more surprisingly it said that the achievable rental yield is 6-10% which is way above the reality of 4%. When I precized my question, the answer was corrected to 4,8-5,6% which is already close, yet too optimistic. It is not because chatgpt is not clever enough but because its answer is based on marketing articles of sales agencies.

However if you have very detailed, precize questions, AI can HELP YOU IN MANY WAYS from getting to know certain districts, gathering information about the legal or tax environment till searching for public transport, rental possibilities or average sales prices in an area.

I am not worried though that AI will eliminate the work of a real estate agent whose professional experience of the reality and knowledge of the details are essential. And we all know that the devil is in the details.

Personally I am grateful for AI as it has recommended me already to very valuable clients. Valuable, I mean very nice people who were seeking a stable PERSONAL connection in Budapest, a person who has serious experience on the real estate market and whom they can trust in finding the best solution for their specific needs whether is the sale or a purchase of a property.
